Pick what you are actually looking at and we will answer it straight, including the times you should hold off and book us for normal hours. Half of what people panic about is not an emergency, and the other half needs the water off before you dial.

This one can wait.

A tap that drips

Usually: A worn washer or cartridge inside the tap itself. It is a small part and a short visit.
Do this first: Close the tap firmly rather than hard. If there is a small stop valve under the sink, turn it clockwise and the drip stops until we get there.
Then: Put it on the list with anything else you have been meaning to sort out. A drip does not become dangerous, it just costs you water.

This one can wait.

A toilet that keeps running

Usually: A flapper or fill valve inside the tank that is no longer seating.
Do this first: Turn the toilet's own supply valve, low on the wall behind or beside the bowl, clockwise until it stops, then flush once to empty the tank.
Then: With that valve closed it wastes nothing and damages nothing. Normal hours is the right call.

Usually waits. One version does not.

A drain that has gone slow

Usually: A build up in that fixture's trap or the branch line behind it.
Do this first: Stop using that fixture, and skip the supermarket drain chemical. It often sits in the line without clearing it, and it makes the repair worse for whoever opens the pipe.
Call today if: More than one fixture is slow or gurgling at the same time, or a drain backs up when a different one is used. That points at the main line rather than the fixture.

Call today. It is not a midnight job.

No hot water

Usually: An element or thermostat on an electric tank, a pilot or gas supply problem on gas, or a pump, sensor or controller fault on a solar system.
Do this first: Look at the tank itself. If there is water on the floor around it, close the cold inlet valve on top of the tank straight away and call. If it is dry underneath, cold showers are uncomfortable, not urgent.
Tell us: Whether it is electric, gas or solar, and roughly how old it is. That decides what comes on the truck.

Shut the water off now, then call.

A wet ceiling or a stain that is spreading

Do this first: Close the main shutoff. It is usually at the meter box near the street, or on the outside wall where the supply enters the house, often near a hose bib. Turn it clockwise until it stops.
Then: Leave the light or fan under the wet area switched off, move anything valuable out from under it, and put a bucket down. Do not poke a hole in the ceiling to drain it unless you have to.

Depends on where it is coming from.

A sewage smell

Try this first: Run water for a minute in every drain and shower nobody uses, including the laundry and any floor drain. A trap that has dried out lets the smell straight back in, and refilling it fixes it within the hour.
Call today if: The smell is constant after that, or it is strongest outside near the cleanout. That points at the drain or the vent line rather than a dry trap.
Call now if: Waste is coming back up into a tub, a shower or a floor drain. Stop running water anywhere in the house and call, because every load of laundry adds to what is backing up.

New construction

Rough-in through to trim out, done to the inspection schedule the rest of the build depends on. Lines run where the next trade can still work around them.

Remodels

Kitchens and bathrooms, where the old pipework rarely matches the new drawing. Sinks, faucets and garbage disposals installed, reconnected and left tidy underneath.

An electric tank, a gas heater and a solar system fail in completely different ways, and the fix for one is useless on the other. Tell us which one you have when you call and the right parts come with us instead of turning into a second visit.

Maui has a lot of solar water heating on roofs that were plumbed decades apart. We work on it as it is, not as the manual assumes it was installed.
